Cook Inlet Region, Inc., also known as CIRI, is one of 12 land-based Alaska Native regional corporations created pursuant to the Alaska Native Claims Settlement Act (ANCSA). CIRI’s regional boundaries roughly follow the traditional Dena’ina territory of Southcentral Alaska. CIRI was incorporated on June 8, 1972, and is owned today by a diverse group of more than 9,500 Shareholders who live in Alaska and throughout the world.
This position is based in Anchorage, AK but offers a fully remote schedule for candidates who live outside of Alaska. Remote employees may be required to travel to the corporate office on a regular schedule. For candidates who are based in Anchorage, AK, CIRI offers a hybrid work schedule.

General Function
In alignment with CIRI’s mission and values, responsible for the financial functions of the Real Estate department and affiliated subsidiaries. Reporting to the Vice President, Land and Real Estate, monitor the real estate portfolio, assess the merits of proposed investment opportunities and divestitures and play a key role in leading the strategic plan of the Real Estate department.
Major Activities (Typical Duties/Responsibilities)
- Implement the total return methodology for measuring investment performance and prepare accompanying analysis comparing those returns to relevant industry benchmarks, including attribution; develop and implement processes to achieve above benchmark returns.
- Engage in decision-making around the management of the portfolio in alignment with performance metrics, identify ways to capture value, and manage risk; present recommendations to senior management.
- Identify ways to improve income and cash flows and use capital efficiently to maximize return on investments.
- Evaluate the impact of alternative deal dynamics and recommend optimum financing structure and terms that best promote returns and protect CIRI’s interests in assets.
- Utilize NCREIF (ODCE, NPI, etc.) data to measure and benchmark investment and portfolio performance, identify trends and areas of improvement.
- Analyze the investment, merit and commercial potential of new real estate opportunities as well as existing real estate investments; perform market research, macro-economic analysis, corporate financial analysis, and risk evaluation.
- Evaluate and monitor financial risk and compliance of joint venture agreements.
- Perform and oversee Real Estate and investment related due diligence:
- structure, supervise and evaluate the results of due diligence work prepared by others including outside consultants retained to assist in the due diligence process.
- prepare analysis and provide detailed investment recommendations.
- Prepare materials for CIRI Board of Director meetings, including financial analyses, terms, risks and returns of new and existing real estate investments.
- Lead negotiations for the commercial and financial terms of proposed new real estate investments or business opportunities. Review legal documents to ensure financial terms and conditions are appropriately captured.
- Lead debt negotiations, including key terms and covenants, on an asset-by-asset basis.
- Lead negotiations and structuring of deals for seed investments in managers and investment vehicles on a situational basis.
- Support the Land and Real Estate department financial functions, including, but not limited to:
- assisting with budget development and long-term forecasting.
- analyzing asset performance against project and departments budgets and prepare written reports to management regarding performance and financial variances.
- ensuring coordination of activities and financial reporting between Real Estate and Land departments and other appropriate departments.
- Travel to advocate for CIRI’s interests with investment partners or prospects (as necessary).
- Evaluate and screen investment requests pertaining to real estate from Shareholders and local-community sources; provide timely feedback to both the investment opportunity source and Vice President, Land and Real Estate.
- Mentor other members of the team in areas of opportunity for growth.
- Perform other duties as are appropriate and as assigned.

- Ability to understand and interpret the financial statements of both publicly owned and privately held companies, including a thorough knowledge of the practice of financial and investment analysis and business valuation as they pertain to both and an understanding of the typical terms, conditions and steps required to complete the acquisition or divestiture of business and real estate assets as necessary.
- Exceptional analytical, critical thinking, broad perspective, problem-solving, negotiation and ability to exercise good judgment and work effectively under pressure.
- Expert knowledge of financing/refinancing concepts with respect to appropriate structure, fees, borrowing rates, collateral, guaranties and other forms of credit support.
- Expert knowledge of finance and accounting principles relevant to real estate and investments. To include the application of fair value principles to real property assets across various asset subtypes (e.g., office, multifamily, industrial, office, retail, hospitality, etc.)
- Ability to quickly become familiar with new industry, regulatory, valuation, and investment information and apply such information to investment analysis assignments.
- Ability to apply financial concepts to investment analysis including the ability to apply and understand the implications of concepts such as financial ratios, present value, discounted cash flow, residual values, internal rate of return and real options; also the ability to understand and work with mathematical procedures such as trend analysis, probability and statistics, as well as accounting concepts such as expense vs. capitalize, operating vs. capital leases, and rent vs. own decisions.
- Ability to maintain a high degree of sensitivity regarding confidential information.
- Ability to travel by vehicle, ATV, and commercial or small aircraft.
Physical Abilities
- Sufficient fine motor skills for use of computers, with an ability to withstand repetitive keyboarding for extended periods of time.
- Ability to kneel, bend and twist at the waist on an occasional basis.
- Visual and communication ability adequate to perform the essential functions of the job.
- Ability to reach below shoulder height with regular frequency (desk position) and at or above shoulder height on occasion.
- Ability to push, pull, carry and lift objects weighing up to 20 pounds on an occasional basis.
Minimum Qualifications
- Bachelor’s degree in finance, business administration, and real estate, Master’s degree in business preferred
- Ten years progressively responsible experience in real estate development or real estate investment and portfolio management, mergers and acquisitions, business financial analysis or related areas; two years of which were at a Sr. Manager level or above
- Two or more years supervisory experience
- Ability to travel 25% of the time
- CPA or CFA designations preferred
