PROPERTY SPECIALIST

Reports to: ARE General Manager
Status: Full–Time/ Exempt
Location: Anchorage, Alaska

JOB SUMMARY: The Property Specialist of Aleut Real Estate (ARE) is responsible for assisting the General Manager in overseeing daily operations of ARE. They are responsible for providing excellent customer service and support to internal and external customers. 

PRIMARY RESPONSIBILITIES

• Provide administrative support to ARE staff as required. 

• Coordinates exterior and interior building maintenance including but not limited to; landscaping/snow removal monitoring, capital improvement tracking and planning, window cleaning contracts, schedule routine maintenance (furnace, walls, etc.), and schedule annual maintenance for HVAC and elevators.  Perform weekly interior and exterior inspections of overall appearance, cleanliness and ensure everything is orderly. 

• Manage, track, and approve invoices for ARE. 

• Answer incoming calls and respond to email inquiries. 

• Provide timely communication to internal and external customers regarding maintenance requests. 

• Complete weekly rounding with internal customers. 

• Point of contact for Aleut Plaza tenants. 

• Act as liaison between ARE and 3rd party property managers. 

• Prepares financial statements and reports on status of properties, such as occupancy rates and dates of expiration of lease agreements. 

• Assists the real estate team during the site acquisition process.

• Enforces lease terms and verifies payment of rents

• Assists the real estate team during the site acquisition process.

• Assesses and qualifies potential real estate assets and administrates property portfolios.

• Secures approval for site modification from property owners.

• Negotiates leases and purchase agreements.

• Enforces lease terms and verifies payment of rents.

• Perform other duties as assigned.

KNOWLEDGE, SKILLS AND ABILITIES

• Excellent oral and written communication skills, including speech writing, proper grammar, spelling, editing and proofreading.

• Good interpersonal and public contact skills.

• Ability to work effectively and cooperatively with all levels of management and staff of TAC and affiliated-company employees; exhibit a professional manner in dealing with others. 

• Ability to learn new skills, general building maintenance that does not require certification, etc. Good organizational skills.

• Attention to detail.

• Ability to use basic hand tools, tape measure, screwdrivers, hammer, etc. 

• Ability to solve problems and exercise good judgement. 

• Ability to work independently as well as on a team. 

• Proficient using Microsoft Office products such as Word, PowerPoint, Excel, and Outlook. 

MINIMUM QAULIFICATOINS

1. Four (4) years in a property management, construction, real estate, or related field or equivalent combination of experience, education and/or training. 

2. Bachelors degree in Business Administration, Accounting, Real Estate, Finance or related field. 

PHYSICAL DEMANDS

1. General office demands.

2. Prolonged periods sitting at a desk and working on a computer.

3. Ability to intermittently work outdoors in inclement weather as needed.

4. Ability to travel within Anchorage and the Mat-Su Valley during business hours. 

5. Ability to use basic hand tools, tape measure, screwdrivers, etc. 

6. Ability to lift at least 50lbs.
