General Functions
Originate mortgage loans and promote CILC’s mortgage products and homebuyer programs. Ensure that standard company and any state, federal and granting/funding agency policies are followed. Develop and maintain relationships with the real estate, lending, Tribal and non-profit sectors. Calculate applicant's(s') household income using government prescribed standards to determine eligibility for mortgage loan and homebuyer assistance products and programs.

Major Activities (Typical Duties/Responsibilities)
• Market mortgage loan programs to the real estate sales industry, Tribal entities and personal contacts.
• Develops and maintains personal marketing strategies and campaigns.
• Develop and maintain loan referral relationships with professionals in real estate, accounting, non-profit, Tribal, legal and financial planning fields.
• Promptly responds to all inquiries and online applications resulting from Cook Inlet Lending Center’s extensive marketing efforts.
• Maintains a clean pipeline with an organized follow-up program and clear communication in relation to locks, closing dates, extensions, etc.
• Develops and maintains personal marketing strategies and campaigns.
• Interview buyer/applicants and originate investor mortgage loans. Accept applications and input them to the origination system, provide required estimates and disclosures, and gather required documentation and fees to process mortgage loans.
• Maintains knowledge of lender's underwriting criteria.
• Effectively screens prospects to identify those that meet lender's underwriting criteria and organizational mission objectives.
• Maintains loan compliance through timely and accurate delivery of RESPA and TILA disclosures and re-closures.
• Takes detailed loan applications, turns in complete files to processor, assist with processing files and resolves problems.
• Performs other tasks requested as they relate to Cook Inlet Lending Center, Inc. and its functions.
• Ensure all loans are originated, disclosed and/or re-directed accurately and timely within all established regulatory compliance requirements and timeframes.
• Ensure accurate processing is completed in a timely manner and prepare for submission to underwriting.
• If the loan is approved, take final steps to ensure a smooth closing. If the loan is declined, verbally advise the borrower and issue applicable refunds. Return any documents not pertaining to credit.
• Comply with local, state or federal laws.
• Create and maintain reports to keep staff and management up to date at weekly loan review meetings and as needed for management reporting. Effectively communicate to staff the status of borrower files on a regular basis and engage other team members as appropriate.
• Remain SAFE Act compliant.

Skills and Abilities
• Knowledge of practices, procedures, materials and typical office equipment.
• Must be willing to work occasional nights and/or weekends as the need arises.
• Must be available to travel occasionally within the CIRI footprint and outside Alaska for approved training.
• Demonstrated ability to work as a team member and utilize good communication skills both in oral and written form.
• Must have excellent people skills to work with clientele of varying ages, abilities, and financial status. Ability to work through communication barriers or challenges.
• Familiarity with Encompass, Mortgage Flex/RLS, and Outlook along with other industry relevant software.
• Ability to work with numbers, statistics and other technical data. Superior analytical skills.
• Valid Alaska Driver’s License

Education and Experience
• Bachelor’s degree from an accredited college with course work in marketing, business administration, or closely related field.
• Strong sales skills and a strong desire to be an intricate part of the real estate industry.
• Additional experience in mortgage or consumer lending, real estate, accounting, CDFI, banking, or financial planning or financial coaching may be substituted for college on a year-for-year basis.
• Must be able to work effectively with Tribal authorities/entities.
• Two (2) years of mortgage origination experience is required.
• NMLS Licensed required or willing to obtain Mortgage Loan Originator License.
