All Maintenance Positions - General Functions

Under the direct supervision of the Maintenance Supervisor, all Maintenance positions provide general building maintenance and perform a variety of skilled and semi-skilled tasks in repair and maintenance of buildings. Maintenance positions work as part of a team to provide services to a property or group of properties in a community area. Assignments are received orally or through written instructions that may be accompanied by plans, sketches or diagrams.

All Maintenance Positions - Core Activities (Typical Duties/Responsibilities)

  • Performs general maintenance and repair work at CIHA owned properties, in accordance with CIHA policies and procedures.
  • Interacts with internal and external customers in a professional manner.
  • Performs interior and exterior maintenance service repairs and assesses repairs in the areas of painting, drywall, plumbing, carpentry, and electrical to buildings and equipment. 
  • Cleans and services a wide variety of heating, ventilating, grounds and building related equipment. 
  • Removes and replaces partitions. Installs doors and locks, and troubleshoots for related repairs. Makes repairs to all types of cabinets, floors, windows, and siding.
  • Replaces plumbing fixtures. 
  • Performs sheetrock repair, taping, texturing, painting and exterior and interior painting.
  • Performs preventative maintenance by means of a prepared schedule.
  • Performs manual labor tasks including loading, unloading, lifting and moving materials, furniture, supplies and equipment.
  • Performs after-hours emergency on-call service as scheduled.
  • Keeps accurate and timely records, including work orders, on call logs, snow logs and weekly timesheet reports.
  • Observes safety of grounds and properties, reports/repairs as necessary to help keep our residents safe.
  • Picks up all trash on grounds and throughout the property to enhance curb appeal.
  • Performs snow removal, including shoveling, plowing, chipping ice, spreading ice melt.
  • Assists with preventative maintenance tasks and regulatory inspection preparation.
  • Completes daily work orders assigned.
  • Completes Vacancy Fixup Work orders (VFW) assigned in a timely and efficient manner per CIHA standards.
  • Cleans and inventories maintenance shop and CIHA provided equipment/tools.
  • Coordinates and collaborates with community directors, grounds, and other property team members to complete tasks to meet property standards and approved budget.
  • Must have reliable, insured vehicle equipped to drive in inclement weather when needed.
  • Performs other related duties as assigned

 

All Maintenance Positions – Core Skills and Abilities

  • Knowledge of the standard practices, processes, tools and materials involved in all areas of residential construction.
  • Knowledge of the occupational hazards and safety precautions of buildings, electrical or mechanical trades.
  • Ability to communicate effectively in writing and in person with staff and residents.
  • Ability to work in a team setting as well as independently.
  • Ability to keep records and reports relating to inventory of equipment and materials. 
  • Ability to lift up to 70 pounds plus bending and twisting. 
  • Skilled in the use and care of tools and equipment employed in the building, electrical, plumbing, painting, masonry and mechanical trades.
  • Ability to work with a diverse resident population, with heavy emphasis on customer service skills in order to effectively give information regarding grounds and building facilities.

All Maintenance Positions – Core Education and Experience

  • Graduation from high school or any equivalent combination of experience and training.
  • Three years’ experience working in the maintenance trade, preferably in residential building maintenance.
  • Current Alaska Driver’s License.
